How to Use Social Media to Sublet Your Apartment

Luckily, in the modern age of social media, advertising has never been cheaper and easier. Of course, there are a few tricks of the trade when it comes to social media and promoting your apartment for subletting.

You probably have developed a good network of friends and family through various outlets, but how can you capitalize on that and reach someone who might actually be interested in renting? Luckily, even doing this well still isn’t that difficult if you have some great tips to help you along.

1. Post (lots)

This first and easiest way to market your apartment is to just make a post about it. Naturally, people seem to be more trusting of people on Facebook because of the amount of information and interaction displayed. Posts can also be made across other sites like Twitter, Instagram, and maybe LinkedIn, but Facebook definitely houses the largest base of people.

You will be much more likely to get a response. Once you do post, encourage your friends and family in the area (or even not in the area) to share it on their pages. This will reach a large amount of people that you wouldn’t be able to reach on your own.

2. Share

Similarly, sharing is just as important as posting. Making one post and expecting it to make the rounds isn’t usually going to be enough. You’re probably going to need to make multiple posts and keep encouraging people to share them widely and thoroughly. It’s easy to miss just one post, so making multiple and having them shared many times will increase your chances of being seen and replied to.

3. Use pictures

When you post, you want to make sure you have suitable information, but not just blocks of text. Blocks of text aren’t appealing and most people won’t take the time to read through them all. They certainly don’t catch the eye. Because of this, use pictures whenever possible, on really any and all social media platforms.

This means you’re going to want your apartment to look extra appealing in the pictures, so do take your time to clean up and arrange it so it looks eye-catching and presentable. If you take some really great pictures of your apartment, this might be the time to use an image-based platform like Instagram. Some great pictures will entice people to consider coming to live in your apartment!

4. Personal message

Social media outlets also allow for person to person communication without things having to get too personal. If you know someone that tends to move around a lot or has posted about moving, you might consider sending them a message explaining that you’ll be subletting your apartment soon. Even if you don’t know the person really well, it’s a great way to get people engaged and very interested in your apartment.

You might also consider messaging people that just seem to have lots of connections around the area. You could ask them to talk to their friends about it in person or even share and make a post.

5. Find and join specific pages

Depending on the size of your town and its target market, there is a possibility that it already has specific pages and groups for people that are looking for and renting out places to live. If you can track down these pages, usually on Facebook, it is a very wise decision to join the groups and actively post in them.

Finding these groups means you’ll already be in touch with a target audience of people looking to rent in your area. If there isn’t one in your area, you might even consider making a group and then encouraging some of your interested friends to join.

6. Use your apartment’s page

It may already be that your apartment complex or neighborhood has social media outlets set up. If they do, try and utilize them as well! If you’re subletting, you should already be in conversation with the managers and renting out your space. You could ask them to make a few posts to their accounts announcing your desire to sublet your apartment soon. This is another great way to reach an audience beyond just your friends and family. Furthermore, your apartment may already have people interested in a place to stay and find you a subtenant quicker than you thought!

Social media posts often spread very quickly and get immediate responses, so this is the ideal scenario for finding someone fast for subletting. Essentially, just make your marketing on social media as clean and attractive as possible. Appear friendly and helpful and you’ll be sure to find the perfect renter in no time.
